Your owner portal gives you real-time access to property activity, account information, statements, and communication. We also keep you updated on items that need your attention, while monthly owner statements provide a clear record of rent collected, management fees, approved expenses, and owner disbursements.
Monthly management for the tenant, lease, rent, and day-to-day needs of the rental property.
Management includes tenant communication, rent collection, lease administration, required notices, maintenance coordination, renewal and move-out management, owner portal access, and monthly owner reporting.
Additional services such as property visits, detailed inspections, project oversight, eviction coordination, and document preparation are billed separately when requested or required.

Residents pay rent through the online resident portal. Rent is due on the 1st, with a grace period through 11:59 PM on the 3rd. If rent remains unpaid, the applicable late fee and required follow-up begin on the 4th in accordance with the lease.
Tenants submit maintenance requests directly to our management team. We review the issue, coordinate the appropriate vendor and property access, manage the repair through completion, and follow up as needed. Routine maintenance is handled without unnecessary owner involvement, while larger repairs or expenses requiring approval are coordinated with you before work moves forward.
Before the lease ends, we review the current rent, rental market, tenant history, and any changes that may affect the next lease term. We coordinate the renewal with the tenant, prepare the required documents, and handle the lease renewal or transfer once the terms are approved. If the lease will not be renewed, we coordinate the required notice and move-out process instead.
Yes. We can take over management of a property with an existing lease and tenant in place. We review the lease, tenant ledger, payment history, security deposit records, property information, open maintenance items, and other management records needed for the transition. Once management transfers, the tenant receives updated instructions for rent payments, maintenance requests, and communication with our team.
